Dаvid оwned twо lаrge pаrcels оf land, Lot A and Lot B.  His house was located on Lot A, while Lot B only contained grass and trees.  His nearest neighbor, Elijah, owned a house on Lot C.  Elijah was a dedicated gardener and animal lover.  When David came home from work one November day, Elijah was waiting on David’s porch.  Elijah stated that he wanted to expand his garden area and to raise chickens for fresh eggs.  Elijah asked if David would be willing to sell Lot B to him for $30,000 to make those dreams possible.   David was surprised by the request, and asked Elijah to give him a few days to consider the proposition. David was not a gardener, and he was tired of mowing Lot B.  After a few days, David informed Elijah by telephone that he would be willing to sell Lot B to Elijah for $50,000.  Elijah, who really wanted that extra land, agreed to this price.    David told Elijah that he was going to Florida for the winter, but that they could finalize the transaction when he returned in April.  Elijah asked if he could start using the land immediately, and David agreed. Soon after this conversation, Elijah texted David to say that he was very excited to be buying Lot B from David, and although $50,000 was more than he wanted to pay, he was willing to do it.  David, who hated texting, just responded with “take care.”  In March, Elijah bought a small, movable chicken coop for $200 and placed it on Lot B.  He also purchased 6 chickens and dug a small garden area on the lot.  He went onto the lot every day to feed and water the chickens. In April, David returned to his home, rejuvenated from a warm and sunny winter in Florida.  When he saw the garden area and chicken coop (and smelled the chickens) on Lot B, David told Elijah that Lot B was no longer for sale, and that Elijah needed to remove the chickens and the coop from the property.  Elijah is very upset and wants to file suit to make David follow through with their agreement.   Will he succeed?
